MORE than a dozen new homes could be built at Ashburton as a planning application is submitted to Dartmoor National Park Authority (DNPA).

Submitted by LiveWest Homes, the application - reference 0104/26 - is seeking permission for a development of 16 homes at land west of Roborough Lane.

The proposal includes a mix of one, two and three bedroom dwellings, including flats and houses.

It also includes provision for road infrastructure and landscaping.

‘The proposal will secure a high quality and sustainable addition to the settlement of Ashburton, which respects local distinctiveness and is well considered in relation to ecology, hydrology, heritage, landscape and visual impact’, the design and access statement for 0104/26 says.

According to the planning statement for 0104/26, the proposal is for 100 per cent affordable dwellings.

The housing will comprise a minimum of 12 for social rent, with the remaining four to be delivered as either shared ownership or social rent, as to be agreed by DNPA.

Vehicular and pedestrian access is proposed to be taken from the existing residential development to the north of the application site; pedestrian connections will also be made to these roads, as well as Roborough Lane to the east.

The design and access statement goes on to say: ‘Overall, it is believed that the proposed design solution delivers a high quality residential extension to the historic town of Ashburton.

‘The carefully designed landscape lead site layout works with its contextual setting, and delivers an aesthetically pleasing addition to Roborough Lane using locally reflective materials.

‘It is believed that these new homes compliments the edge of settlement location setting, whilst providing 21st century homes with character and charm’.

The site does not form part of any ecological designation.

While the site is outside the South Hams Special Area of Conservation (SAC) Greater Horseshoe Bat Sustenance Zone, it is within the South Hams SAC Greater Horseshoe Bat Landscape Connectivity Zone.
