PLANS to turn a field near Chudleigh into a secure, private dog-walking facility have been resubmitted to Teignbridge Council – with Chudleigh Town Council raising no objection to the proposal.

The application, reference 26/01228/FUL, seeks permission to change the use of land off Parr’s Lane from agriculture to a dedicated dog-walking field, which would operate as a commercial business.

And following a recent meeting of its planning committee, Chudleigh Town Council confirmed that it has no objections to the plans.

The proposal is a revised version of an earlier application, 25/01872/FUL, which was refused by Teignbridge Council in January.

Planning officers previously said they were unable to fully assess the impact of the development because of ‘inadequate and inconsistent information’ submitted with the application.

The new submission includes revised plans and additional supporting documents aimed at addressing the concerns raised during the previous application.

Teignbridge Council is expected to make a decision by September 23.

The site is located to the north-west of Chudleigh, north of the A38, and is surrounded by mature hedgerows, post-and-wire fencing and an established woodland along its eastern boundary.

If approved, the field would be enclosed by deer fencing to create a safe area where dogs can be exercised without being allowed to roam freely.

The existing entrance gate would be replaced with a sliding gate designed to resemble a traditional field gate, while access to the site would remain via Parr’s Lane.

A small parking area, using a gravel grid system, would provide space for one vehicle.

The plans also propose dog waste bins around the perimeter, with spare waste bags available for customers.

he application states that the bins would be checked daily, emptied regularly and professionally maintained.

The facility would operate on a pre-booking basis in an attempt to limit traffic and disturbance in the area.

Each session would last 50 minutes, followed by a minimum 10-minute gap between bookings to prevent users from overlapping.

Only one vehicle would be permitted at the site at any one time, with a maximum of five dogs allowed per booking.

Proposed opening hours are from 6am to 9pm during the summer months and 7am to 6pm in winter.

In addition to the change of use, permission is being sought for associated works including new perimeter fencing, improvements to the access and the creation of the parking area.
