PLANS for offices and light industrial units at Teignmouth’s Broadmeadow Lane have gone in.
Roach Planning has prepared a planning statement for Darnley Developments’ planning application to Teignbridge District Council for proposed development of offices, light industrial units and one live/work unit at Broadmeadow Lane, which is on the Broadmeadow Industrial Estate in Teignmouth.
Darnley Developments is described as a local family business with strong connections to the area.
The site is brownfield – a former dairy but currently a builder’s yard – and is within the settlement limit of Teignmouth.
The proposed development would include an office building with shared facilities and eight separate offices for rent, eight light industrial units for rent, plus a live/work unit, along with associated access, parking and landscaping.
The statement says: ‘There is strong market demand for both offices and light industrial units in the Teignmouth area and current supply is limited.
‘The development will provide a range of spaces for small and medium-sized businesses to set up or to expand.
‘We calculate that the development will provide space to support approximately 44 to 64 jobs, depending on the businesses that come to occupy the premises. This is positive and is to be welcomed.
‘In providing employment floorspace and job opportunities in Teignmouth, the town and the district’s self-sufficiency in relation to employment can increase, leading to less out-commuting.
‘The site location is considered to be highly accessible.’
They propose having parking for 33 cars and 10 electric vehicle charging points plus three disabled parking spaces.
‘The visualisation (see above) illustrates Darnley Developments’ proposed high quality appearance and design, which reflect its prominent position adjacent to the A381 Bishopsteignton Road at a key gateway location on the entry to Teignmouth, within the industrial estate, but also adjacent to residential properties and visible from the River Teign, Shaldon Bridge, Shaldon and Ringmore.
‘The proposed development will clearly be seen – or ‘read’ – as part of the settlement of Teignmouth, as part of an industrial estate, and will be at an appropriate scale in its context.’
In 2009, an outline planning application was submitted for the site for a five-storey mixed-use development of employment buildings, a hotel and flats. It was recommended for approval by the council’s planning committee, but never came to fruition.
The statement concludes: ‘We conclude that the proposed development complies with the Development Plan as a whole, with the material consideration of job creation and employment benefit weighing particularly in its favour, and accordingly planning permission should be granted at the earliest opportunity.’
