A PARCEL of land in Dawlish is one of 24 sites across Teignbridge suggested for additional housing development.

The land off Meadow Park could provide up to 10 new homes in the town according to a consultation document put together by Teignbridge Council.

The authority is now asking for opinions on the potential development.

Residents have until January 24 to give their views.

The site in Dawlish adjoins other residential properties bordering Meadow Park.

Although the site is steep, it is considered, as with neighbouring houses, parking could be provided at ground level with split level properties.

Well-contained, the area is in proximity to bus and cycle routes into the town centre and railway station.

The report says it is not likely to have a significant impact on the landscape.

Also on the list are two plots in Exminster which has undergone significant housing development over the last few decades.

The report highlights three parcels of land, which are undeveloped fields, north and south of the eastern end of Days Pottles Lane for between 25 and 37 homes.

However, the report admits more housing in the village will impact of existing infrastructure.

Capacity at the GP surgery will need assessment and the current primary school, which is landlocked in the centre of the village so cannot be expanded, has no additional places.

And a new primary school planned for the south west Exeter housing development only has capacity for anticipated growth of the population.

Teignbridge District Council has put together the proposed sites which could become part of the Local Plan.

National planning policies require local authorities to identify land to accommodate at least 10 per cent of its housing requirements.

Sites highlighted are no more than one hectare which would typically produce up to a maximum of 30 properties depending on the density and form of development.

The aim is to find sites which can make a contribution to the delivery of housing targets while helping the local economy and can be built by small firm builders relatively quickly.

Sites need to be near existing towns and villages to minimise travel and ease access to services.

Teignbridge Council put out a call for suggested small parcels of land which met the requirements.

A consultation has been launched for opinions on the sites and comments can be made through the Teignbridge Council website.
