PLANS to demolish a dilapidated farm near a Teignbridge village to make way for a small housing development have been approved.

Submitted by Heritage Homes, the application - reference 24/00432/MAJ - sought permission to demolish the existing buildings at Pynes Farm and build ten dwellings, access and parking in its place.

The proposed housing mix comprises one two-bedroom house, seven three-bedrooms houses and two four-bedroom houses, with two of the ten earmarked as affordable.

And Teignbridge District Council have granted planning permission, albeit subject to conditions, namely the submission of further documentation, including a Construction Management Plan.

‘The development hereby permitted shall begin before the expiry of three years from the date of this permission’, the council said in its decision notice, which was published on December 5.

Located on the southern edge of the village, the site measure approximately 0.4 hectares and contains several dilapidated agricultural buildings and barns.

Pynes Farm is comprised of a group of 19th century barns, clustered at the entrance to the site and a group of modern barns lying within the former farmyard.

The former farmhouse was replaced by a modern house and, overall, approximately 60 per cent of the 19th century farm has been lost.

The surviving buildings have been altered though the 20th century and are now in a very poor structural condition, the planning statement for 24/00432/MAJ says.

The design and access statement for 24/00432/MAJ says: ‘The site is sustainably located to promote active travel to facilities and services in the village of Ide and reduce reliance on cars.

‘A number of features are being incorporated into the proposed development to improve sustainability including Electric Vehicle charging points and cycling parking’.

The planning statement adds that the proposal ‘would provide a high quality, sustainably designed and located development’.
