A DECISION for up to 50 homes on the edge of Newton Abbot have been delayed until April, the Mid-Devon Advertiser can confirm.
Submitted by Rubix Strategic Limited, the application - reference 25/01844/MAJ - is seeking permission for 50 homes at land off Buckland Heights.
The development proposes a mix of two, three and four bedroom detached, semi-detached and terraced houses.
According to the design and access statement, 20 per cent of the development has been designated as affordable housing, though the planning statement says 25 per cent.
The application also includes vehicular access, public open space, including a children’s play area, landscaping, urban drainage and engineering work.
Teignbridge District Council were expected to make a decision in February.
However, a decision is now expected by the end of April after the applicant agreed to an Extension of Time (EOT).

‘The development will positively contribute to the growth of the local economy by delivering new homes’, the design and access statement for 25/01844/MAJ says.
‘The physically unconstrained nature of the land and its lack of environmental designations allows development to come forward within a short timeframe.
‘Through careful design, visual impact can be managed avoiding significant adverse impact’, the statement goes on to say.
A previous application - reference 24/01639/MAJ - for a similar development, but for 90 dwellings, was withdrawn in January 2025 after Teignbridge District Council raised concerns.
‘We are responsive, straightforward, and always focused on delivering outstanding value and service’, says Rubix Strategic Limited.
‘Our experience in the land promotion and house building industry’s coupled with our network of highly skilled professionals ensures that we look beyond the obvious, identifying valuable opportunities and bringing them to fruition’, the company added.
Several residents have lodged objections to the application, including Newton Abbot & District Civic Society.
Risk of flooding to nearby properties, loss of green space and inadequate infrastructure to support the proposed development were common talking points among objectors.
